1. About these terms

These terms apply to direct bookings made with Simple Accommodation Ltd (company number 16893186) for the accommodation at 53 The Calls, Leeds. By making a booking, the person making the reservation confirms that they have read and agree to these terms and that they are authorised to make the booking for all guests in the reservation.

2. Booking and payment

Bookings made through our website are subject to availability and are confirmed when the booking process is completed and the required payment has been successfully processed. Payments for direct bookings are processed securely through Stripe via the Smoobu booking system.

The booking confirmation and the information shown during checkout form part of the booking agreement. Guests should check the dates, number of guests and total price carefully before completing payment.

3. Cancellation policy

Our standard cancellation policy is:

• Guests may cancel up to 3:00 PM UK time on the day before scheduled check-in for a full refund.
• Cancellations made after that deadline are non-refundable.

For clarity, if check-in is scheduled for 3:00 PM on Saturday, the cancellation deadline is 3:00 PM on Friday. Where a booking confirmation contains a different cancellation term, that specific term will take precedence.

4. Check-in and check-out

Standard check-in is from 3:00 PM on the arrival date and check-out is by 10:00 AM on the departure date. Any access instructions will be provided with the booking or pre-arrival information. Guests must follow the check-in and check-out instructions provided.

5. Guests and occupancy

The apartment accommodates up to 7 guests. The number of guests must not exceed the number stated in the booking unless Simple Accommodation has agreed otherwise in writing.

6. Use of the apartment

The apartment is provided for short-term accommodation. Guests must treat the property, furnishings, equipment and communal areas with reasonable care and must comply with any house rules, building rules and safety instructions provided.

Guests must not use the apartment for unlawful activity or for a purpose that causes unreasonable nuisance, damage or disturbance to neighbours or other residents.

7. Damage and additional costs

Guests are responsible for damage caused by them or by members of their party beyond reasonable wear and tear. Where appropriate, Simple Accommodation may seek reasonable costs for repair, replacement or additional cleaning. We will provide an explanation of any charge and supporting information where reasonably available.

8. Property issues

If something is not working properly during a stay, guests should contact Simple Accommodation as soon as reasonably possible so that we have an opportunity to investigate and, where possible, put the issue right.

9. Changes or cancellation by us

In the unlikely event that we need to cancel a confirmed booking because the accommodation becomes unavailable or cannot safely be provided, we will contact the guest as soon as reasonably possible and provide an appropriate remedy, which may include a full refund where applicable.

10. Liability

Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any statutory rights that cannot legally be excluded.

11. Complaints

12. Governing law

These terms are governed by the law of England and Wales, subject to any mandatory consumer rights that apply to the booking.
